2012 Spruce Street, Philadelphia
We were contacted by Prudential Fox & Roach to showcase a property at 2012 Spruce st., which was listing for $4.3 million. The interior was immaculate, well cared for, and appointed tastefully. Since most Rittenhouse brownstones tend to lack proper natural sunlight due to their north and south facing orientation, it was important to establish that this property had plenty of light coming in through the windows. In addition, the dark woodwork throughout the home was clearly top-notch, which added a nice contrast to the sun-soaked rooms. With it’s nine fireplaces, 2012 Spruce st. is a property for the discerning home buyer who might value old world charm over modern day form. That’s not to suggest that it didn’t have contemporary amenities like granite counter tops, or a whirlpool; because it did. The formal living room and proper library help support the idea that this home is meant for not only someone who can afford the respectable price of $4.3 million, but someone who will also be this homes steward. One can only sense while being inside the 7500 square foot property that if the walls could talk, they would have heard many conversations of Philadelphia’s elite over many, many, years.
